PakNest Construction Toolkit is a fully offline, professional-grade construction utility suite built for builders, contractors, architects, and property owners operating in Pakistan — specifically optimized for Capital Development Authority (CDA) Islamabad regulations.

No account, sign-up, login, or internet connection is required at any point. Every feature works 100% offline from the first launch.

KEY FEATURES:

1. Material Estimator

Calculates the physical construction materials required for any built-up area entered in square feet. Instantly computes:

- Cement bags required (area × 0.4 per 50 kg bag)

- Steel/rebar tonnage (area × 0.002 tons)

- Brick count (area × 12 standard bricks)

Results appear on animated result cards with a single tap. A reference note reminds users that 1 Marla = 272.25 sq ft.

2. Concrete Mix Calculator

Supports four standard mix ratios used across Pakistani construction sites:

- 1:1.5:3 — M20 grade (columns and slabs)

- 1:2:4 — M15 grade (general purpose)

- 1:3:6 — M10 grade (blinding and lean concrete)

- 1:1:2 — M25 grade (high-strength and water tanks)

Enter the total volume in cubic feet and the calculator instantly returns the exact dry volumes of cement, fine aggregate (sand), and coarse aggregate required, applying the industry-standard 1.54 wet-to-dry conversion factor.

3. CDA Bylaws Reference (Islamabad)

A comprehensive, searchable offline reference for Capital Development Authority (CDA) building bye-laws, sourced from the CDA Building Bye-Laws 2020 and Zone IV Residential Regulations (2021 revision). Organized into four tabs:

- Setbacks: Front, rear, side, corner plot, nullah, and high-tension line clearances

- Height Limits: Maximum permissible floors and heights for all plot sizes across Zone II and Zone IV, including high-rise definitions and Margalla Hills buffer rules

- Plot Coverage: Maximum ground floor coverage percentages by plot size, FAR calculation guidance, and courtyard exemptions

- General Rules: Permit requirements, structural standards, seismic zone compliance, fire safety, environmental provisions, and penalty clauses

All content is embedded directly in the app — no server, no PDF, no internet needed.

4. Unit Converter

A real-time, bidirectional area converter for the land measurement units used in Pakistani property transactions and construction documentation:

- Marla, Kanal, Square Yards, Square Feet

Type any value in any field and all other units update instantly. Built on Government of Pakistan standard definitions (1 Marla = 272.25 sq ft; 1 Kanal = 20 Marla). Includes a quick-reference conversion table.

5. Milestone Build Checklist

An interactive, phase-by-phase construction progress tracker covering the entire residential build cycle:
